[4] In August 2011, Mr. Yang and his wife Ms. Shao Yawei paid a deposit of 100,000 yuan at the Huizhou Pearl River East Bank project to purchase a villa there. Later, due to various reasons, Mr. Yang and Ms. Shao decided not to buy it. However, when Mr. Yang informed the staff they had initially contacted about returning the deposit, they received a cold refusal. Moreover, on October 25, 2011, they were sent a notice demanding that Mr. Yang pay a penalty, or the deposit would be forfeited. At this point, Mr. Yang and Ms. Shao sought out our firm’s director, Lawyer Wang Tengfeng, by reputation.

[5] After listening to the parties’ account, the director immediately pointed out that the dispute was entirely due to Huizhou Shenhui Pearl River Real Estate Development Co., Ltd. falsifying information and defrauding our clients. He guided them to collect as much evidence as possible, including false credit card records, purchase agreements, and divorce certificates. Mr. Yang and Ms. Shao, after hearing the director’s advice, suddenly realized that the fault lay entirely with the other party and gladly signed the authorization documents.

After accepting the commission, Attorney Wang Tengfeng immediately instructed Attorney Zhang Qingping from our firm to draft a lawyer's letter, clearly pointing out that Huizhou Shenhui Pearl River Real Estate Development Co., Ltd. had engaged in fraudulent inducement to sign contracts and falsification, and that the deposit should be returned immediately, otherwise further civil or even criminal liability would be pursued. Upon receiving the letter, Huizhou Shenhui Pearl River Real Estate Development Co., Ltd. immediately refunded the 100,000 yuan deposit in accordance with the company's internal procedures. The initial plan was realized, avoiding time-consuming and laborious litigation. Mr. Yang and Ms. Shao were very satisfied with this, and later they referred multiple enterprises and individuals to our firm to entrust lawyers with handling various dispute cases.
